Rental Policies


 Cancellations:    All cancellations must be in writing. Moving your dates and/or moving properties will also invoke the cancellation policy. 

100% refund(less travel insurance premium, if any) if you cancel at least 30 days before check-in.                                            50% refund (less travel insurance premium, if any) if you cancel at least 14 days before check-in.                                              No refund if you cancel less than 14 days before check-in.

Gary Greene Vacation Rentals does not give refunds for hurricanes (voluntary or mandatory evacuations), tropical storms, rainy days or overcast skies, or city beach closures.


We will only rent to family groups and responsible adults over the age of 25. Any special occasions such as prom gatherings, weddings, receptions, family reunions, birthdays, fraternity or sorority parties, and graduation parties are not allowed at any time. Adults cannot rent properties on behalf of underage guests, no exceptions- this is ground for evictions and forfeiture of all monies. The maximum number of Guests allowed in each property is listed under the property listing. The occupancy limit must not be exceeded at any time – this is grounds for eviction. All Guests and their vehicles must be listed on the Guest Registration form. All unregistered vehicles are subject to towing.


In the Summer months, BEACHFRONT & some BEACHVIEW properties rent by the week only. Our weeks run Monday to Monday.  Beachside, Canal and Bayside homes are more flexible, with either a three or four night minimum. Please check the online calendar or call our office for available summer weekends or mid-week rentals. In the Spring and Fall months you can reserve any time period, as long as it is a minimum of two nights, except for the following holidays: Spring Break (4nights), Thanksgiving (4 nights), Memorial Day, Labor Day, Christmas, and New Years (3 nights).


Check IN & OUT:  Please note that check-in time starts at 4:00pm. Absolutely no one is allowed at the home before 4:00pm.

A text and email will be sent to the leaseholder with access information for the lock box, promptly at 4:00pm. All keys will be inside the box, please see the email for lock box instructions. There are two sets of keys for every home. The leaseholder will need to email a photo ID prior to check in. Email to If there is no photo ID on file you will not receive the access code at 4:00pm.  


We realize you are anxious to get your vacation started as soon as possible, but please do not pressure our staff for an early check-in; our housekeeping staff needs all available time to make sure your property is sanitized and ready for you. 


Any keys not returned to the lock box, will incur a $100.00 lost key fee to the credit card on file. 

Any tampering or damage to the lock box will incur a $100.00 fee to the credit card on file. 


Check-out is no later than 10:00am on the date of departure, no exceptions. 

Place keys back inside the lock box and, vacate the property by 10:00am. If housekeeping reports guests and/or vehicles at the property past 10:00am you will be charged for a late check out.

A list is in your guest portal, and booklet to prepare you for your departure. Late check-outs will be charged for one additional day and charged to your credit card.  Please note there are no refunds available for early check out.


Gary Greene Vacation Rentals is NOT responsible for items left at a vacation property. We will make every attempt to locate lost items but cannot guarantee they will be found. Please check your property carefully before leaving. 


The Total Rate listed for each home includes:  applicable taxes, cleaning and linens fees, non-refundable $50.00 reservation fee and security deposit waiver fee, and/or optional travel insurance. For information regarding tax exemptions please reference the Texas Comptroller site for details. Please note that Gary Greene Vacation Rentals requires a Texas Hotel Occupancy Tax Exemption Certificate in order to honor your exemption status.


We require approximately one half of the total rent be paid at time of booking. We accept Visa, MasterCard and American Express and payment is taken over the phone. The remainder of your rent is due within 30 days of your arrival date. If reservation is made within the 30 days of your arrival date payment is due in full.


A refundable security deposit may be required for March, April, and May rentals, as well as some holidays and special events. At any time, at the managers discretion, a cash security deposit may be required. Security deposits will be refunded within 30 days of departure. We do not allow any Saturday arrivals in April or May. No Exceptions. 


Each home is individually owned with Gary Greene Vacation Rentals acting as Agent for the Owner. Rates, descriptions, amenities, and availability are subject to change without notice or liability. If circumstances necessitate a change (i.e., home removed from program, sold, rendered uninhabitable, etc.), Agent reserves the right to substitute alternate accommodations based on property occupancy; if alternate accommodations are not available the leaseholder may choose from available properties at the current rate for the new property, or request a credit towards a future stay, less any Travel Insurance if applicable. Under no circumstances will Gary Greene Vacation Rentals be responsible for additional costs the leaseholder may incur or offer refunds for costs such as plane tickets, rental cars, gas, food, etc.


Gary Greene Vacation Rentals is a member of the Galveston Association of Rental Managers (GARM). All GARM members require their guests to sign a Guest Agreement which outlines all local, subdivision, and property management company rules. The GARM Guest Agreement will be e-mailed to you, along with your Rental Contract and Guest Registration forms.


Our vacation rentals are all equipped with standard items such as: TV, coffee maker, toaster, microwave, cooking utensils, silverware, dishes, glasses, BBQ grill and air conditioning. Additional amenities including, but not limited to; VCR and DVD players, swimming pools, hot tubs, deck furniture, game systems, additional TV’s or fishing lights are offered by the homeowner strictly as a bonus and are not guaranteed, nor will any refunds be offered in the event they are not functional. Please note: the homeowner may lock closets, cabinets or garages which are off limits to the leaseholder. Any attempts to open or tamper with an owner’s personal locked area is subject to additional charges.


Every effort has been made to assure all units are in optimum condition. If a problem occurs, notify our office immediately so that we may correct it. Maintenance problems will not be addressed at check-out or after you return home. Gary Greene Vacation Rentals cannot be held accountable for problems we are not aware of, so please notify the office of any housekeeping or mechanical failures as they occur. We reserve the right for our representative to enter the premises for repair, maintenance, or other applicable reason deemed necessary by us. Under no circumstances will refunds or reduction in rent be granted for the mechanical failure of Refrigerators, Air Conditioners/Heaters, Dishwashers, Washer & Dryers, Cable or Satellite, DVD players, VCR’s, TV’s, Internet, Smoke Alarms, Hot Tubs, Swimming Pools, fishing lights, or any additional amenity or appliance. In addition, power outages, cable or internet outages and loss of view due to construction is not grounds for a refund.


Linens:   Linens have been provided for your convenience and standard beds will be made for your arrival. Bunk Beds and sleeper sofas/futons are not made but linens are provided. Included are a set of sheets for each bed, one bath towel, one wash cloth and one hand towel per person, as well as 1-2 kitchen towels and a bathmat per bathroom. You are responsible for bringing your own beach towels; please refrain from taking our towels to the beach. You will be responsible for any missing or damaged items. Upon departure, you are not required to wash any linens, but we ask you to please remove them from any cupboards, closets, or drawers for easy pick up by our staff.


Pets:    Pets of any kind are forbidden unless the property allows pets and guest has paid additional pet fees and signed a separate pet agreement. Violation of this rule will result in cancellation of the reservation, eviction without notice and forfeiture of all rental monies. Properties that are pet friendly allow a maximum of only two (2) dogs and a combined weight limit of 50 pounds. If you have paid for a pet, please see the Pet Rules and Agreement page included with your rental agreement. Only adult dogs over 1 year of age are allowed. Under no circumstances are puppies under one (1) year of age allowed on the premises.  Pet friendly is "dog friendly".  We do not allow cats or other pets. No exceptions.


We welcome and accommodate service dogs meeting ADA guidelines which includes "a dog that has been individually trained to do work or perform tasks for an individual with a disability".  Service animals meeting these guidelines are allowed to stay in any of our vacation homes and the pet fee is waived.  

For guests traveling with a "comfort animal or emotional support animal" (one that has not been trained for a specific task for a person with a disability), they are welcome to stay at any of our "pet friendly" properties after paying the appropriate pet fee.  View our pet friendly properties online. 


All properties are NON- SMOKING; the decks are designated smoking areas. Please dispose of cigarette butts properly; this does not mean leaving them in the yard or on decks/porches. A fee will be assessed if cigarette butts are found littering the property. If there is evidence of smoking inside the property, there will be a minimum $250 fee assessed for cleaning.




Travel Insurance: We understand that things happen and unforeseen circumstances such as sudden illnesses, job loss, deaths, or hurricanes do occur. Travel Insurance is offered to help protect your vacation investment. This insurance is optional, but we recommend it so that you may be financially reimbursed in case of unforeseen events. The leaseholder agrees to indemnify and hold Gary Greene Vacation Rentals, the property owners, employees, and agents free and harmless from any liabilities for personal injury or damage or loss of property that is made, incurred, or sustained by Leaseholder or guest(s) of Leaseholder. Excessive abuse of a rental property resulting in extra cleaning fees, missing items included, can and will be charged to leaseholder’s credit card on file.


You should not expect compensation or relocation because you do not like the property, or a particular amenity is not operating to your satisfaction. We do not operate in the same way that a hotel does, therefore we cannot relocate you without proper approval from the homeowner. We will make every effort to ensure that the property is to your satisfaction and we will take corrective action for any problems encountered during your stay in a timely manner, but no refunds should be expected.


Gary Greene Vacation Rentals reserves the right to cancel a confirmed reservation (with good reason) at any time prior to the leaseholder taking occupancy of the property. In the event this should occur, Gary Greene Vacation Rentals will refund all monies on account.


All our properties are patrolled by off-duty uniformed Galveston police officers. We have a zero-tolerance policy for any renters ignoring neighborhood rules, such as excessive noise and occupancy/parking violations. Violating any rules are grounds for eviction and forfeiture of monies paid.
